Construction & Permit Consulting for Residential and Small Development Projects

Helping property owners, designers, and small developers evaluate feasibility, permitting requirements, and realistic construction costs before committing to design, bids, or prefab purchases.

Translating vision into something that can actually be built, priced, and executed — without chaos.

Architectural planning and early design
Collaboration and clarity early—before decisions become expensive.

When to Bring in KCI

KCI is typically engaged at key inflection points—when early clarity prevents expensive drift later.

  • Layered site constraints
  • Before design advances
  • Before permit submittal
  • Before prefab purchase
  • After bids arrive
  • When the team says “let’s confirm this first.”

How We Fit In

KCI supports early alignment so design and execution move forward with fewer surprises.

Owner

Goals, budget, timeline.

Architect

Design intent and planning strategy.

KCI

Feasibility and approval clarity.

Builder

Pricing and execution.

Early-stage construction and build coordination
A calm, coordinated path from concept through permitting and execution.

About Key Constructive Insights

Manny Carretero

Key Constructive Insights was founded by Manny Carretero, drawing on over 20 years of construction and project leadership experience across custom homes, complex remodels, ADUs, commercial upgrades, and site-constrained projects throughout Northern California — including years operating as a licensed General Contractor.

After navigating projects from permitting through completion, one pattern became clear: most cost overruns and schedule friction are not the result of poor design or weak execution — they stem from early assumptions that were never fully pressure-tested.

KCI exists to close that gap.

By clarifying constraints, validating cost direction, and aligning scope with real-world permitting and constructability realities, KCI helps designers present grounded solutions, contractors execute more efficiently, and owners make decisions with confidence.

The same experience that once resolved risk mid-build is now applied earlier — where strategic alignment protects both design integrity and financial outcomes.

Services

KCI offers structured, early-stage advisory services designed to clarify feasibility, permitting pathways, and cost realities before construction commitments are made.

1. Feasibility & Cost Reality Snapshot

A structured early-stage evaluation of zoning fit, site constraints, preliminary construction cost direction, permit risks, and strategic next steps.

  • Zoning & use alignment review
  • Site and access constraints screening
  • Preliminary cost range (order of magnitude)
  • Permit pathway considerations
  • Risk factors and recommended next steps

Ideal before schematic design advances or acquisition decisions are finalized.

2. Pre-Purchase Feasibility Review

For property owners, ADU buyers, prefab purchasers, and investors evaluating potential projects before committing to design, engineering, or purchase.

  • Zoning and setback confirmation
  • Overlay and corridor constraint screening
  • Utility and access feasibility review
  • Approval timeline expectations

Designed to prevent costly commitments before local realities are fully understood.

3. Permit Strategy & Site Readiness Package

Support for projects navigating layered planning and building department requirements, particularly in site-constrained or regulation-heavy environments.

  • Jurisdiction-aligned site coordination
  • Pre-submittal constraint analysis
  • Permit response strategy guidance
  • Coordination support between owner, designer, and contractor

Especially valuable for infill, scenic corridor, riparian, steep-slope, and access-constrained sites.

4. Cost & Bid Alignment Review

Independent analysis after contractor bids are received to clarify scope alignment, cost variability, and risk exposure.

  • Bid comparison and scope gap identification
  • Cost-driver explanation
  • Risk exposure analysis
  • Owner decision-support guidance

We do not replace contractor bids — we make them understandable.

Engagements are defined, transparent, and tailored to the project stage. Most clients begin with a focused feasibility engagement before advancing to design or contractor procurement.
